Scott Burton has been completing ERC Relocation appraisals in Sacramento, Placer, Solano, Eldorado, Yuba, Sutter, San Joaquin and Yolo Counties for many years.

Relocation appraisals are used to determine an anticipated sales price (ASP), usually not to exceed 90-180 days. The relocation appraisal is not the same as a typical mortgage appraisal. Relocation appraisals require deeper market research.

When we perform a relocation appraisal, we consider recent closed sales, competing listings and pending sales. We present a forecast of the anticipated sales price, considering pricing trends & number of similar listings. The current market requires us to heavily consider available active listings, pending sales & price trends. Comparable sales that closed even very recently, may not reflect upward or downward price trends, especially if they went into contract months prior.


All relocation appraisals are reported on the industry accepted standard ERC Residential Appraisal Report form.


Often it is necessary to provide additional information to Relocation Professionals & Appraisal Reviewers immediately after the appraisal is completed. We are make our schedules available for this and respond with clarifications immediately.


The Transferee is usually instructed to provide the appraiser with a list of improvements or market data to consider. We will consider all items presented in an open minded fashion.
