Relocation appraisals are used to determine an anticipated sales price (ASP), usually not to exceed 90-180 days. The relocation appraisal is not the same as a typical mortgage appraisal. Relocation appraisals require deeper market research. When we perform a relocation appraisal, we consider recent closed sales, competing listings and pending sales. We present a forecast of the anticipated sales price, considering pricing trends & number of similar listings. The current market requires us to heavily consider available active listings, pending sales & price trends. Comparable sales that closed even very recently, may not reflect upward or downward price trends, especially if they went into contract months prior.
