Relocation appraisals are used to determine an anticipated sales price, usually not to exceed 90-180 days. The relocation appraisal is not the same as a typical mortgage appraisal. Relocation appraisals require special knowledge of the market & require deeper research.
When we perform a relocation appraisal, we not only consider recent closed sales but also competing listings and pending sales in the area. We present a forecast of the likely sales price, considering pricing trends & number of similar listings in the neighborhood. The current market requires us to heavily consider available active listings, pending sales & price trends. Comparable sales that closed even very recently, may not reflect upward or downward price trends, especially if they went into contract months prior to the value date.
